Andrea Kretchmer is a Managing Member of The Kretchmer Companies LLC. Andrea co-founded The Kretchmer Companies in 2006 with her father, Jerome Kretchmer for the purpose of developing affordable housing. TKC has more than 330 affordable rental and home-ownership units in predevelopment for HPD and NYCHA. At The Kretchmer Companies, Andrea is responsible for project management, subcontractor and consultant procurement and oversight, and new business development.

Andrea is also a geologist with extensive experience in brownfield remediation. After majoring in Geology at Colgate University (1984) and earning her Master's at UCLA (1987), Andrea worked for leading environmental consulting firms. Her experience includes a wide scope of soil, surface water, ground water and ecological investigations associated with railroad yards, industrial sites, petroleum storage facilities, wetlands, landfills, hazardous waste sites, resource recovery facilities, and municipal water supply and sewer systems; design and implementation of wetland vegetation monitoring programs; delineation of ground water contaminant plumes; soil, ground water, and vegetation sampling programs and environmental impact statements. Andrea has also served as a leader in community service organizations: connecting individuals; raising funds and managing budgets; and collaborating with executive staff and administration. She is highly respected by constituents and leadership for public speaking, written communication and organizational skills. Andrea has demonstrated versatility, innovation and significant level of effort in meeting the diverse needs of several organizations concurrently. She serves at present on the Boards of the Citizen's Housing and Planning Council, the Partnership of Brownfield Practitioners and the New York Gauchos, a Bronx-based non-profit fostering academic and athletic excellence in underserved children through basketball.

JEROME KRETCHMER

Jerome Kretchmer has been developing and managing property since 1976. His interest in the development of affordable housing has led him to join with his daughter Andrea Kretchmer to form The Kretchmer Companies for that purpose.

Mr. Kretchmer also continues as President of his present company, KB Companies Inc. KB is a diversified firm with expertise in the design, construction, marketing and management of residential real estate and the development and operation of large, upscale Manhattan restaurants. Mr. Kretchmer, who is an attorney, has been a New York State legislator and was the Environmental Protection Administrator of The City of New York. Mr. Kretchmer chaired the New York State Assembly’s Housing Committee from 1967 to 1970. He is a graduate of New York University and the Columbia University Law School.

Since 1976, working with various joint venture partners, Mr. Kretchmer completed rehabilitation and/or construction of 15 projects to create more than 1200 housing units in Manhattan, Brooklyn, and in the suburbs of New York City. Many of these jobs were located in non-traditional locations, and required innovative solutions to a number of architectural, construction, financing and marketing problems. The total development cost of these projects was more than $100 million dollars.

The partners at KB were among the first developers in the City to build and market co-operative housing by acquiring and rebuilding underutilized factories and office buildings. Most of these jobs were located in non-traditional neighborhoods and required innovative solutions to architectural, construction, financing and marketing problems.

KB Companies presently acts as managing general partner of a partnership which owns and operates a $50 million mixed-use building at 600 Columbus Avenue in Manhattan. The building was completed in 1986 and contains 165 rental apartments (20% of which receive federal “Section 8” assistance), 35,000 square feet of commercial space and a 125-car garage. KB supervised the design, financing, construction and marketing of 600 Columbus and now administers the completed property for the partnership. The building generates a gross rent roll in excess of $7MM and is fully occupied. The partners recently completed negotiations with HUD and the City to extend the Section 8 subsidy contract, which was set to expire in December 2006.

KB Companies also directed a limited partnership which created a $30 million condominium complex on the West Side of Manhattan. The entire development consists of 39 duplex and triplex apartments located in six townhouse buildings at 103 to 113 West 89th Street, a single 60-unit structure located at 110 West 90th Street, and a community garden. This project won the 1990 Bard Award for Excellence in Urban Design.

Restaurants

Jerry Kretchmer is also a developer and operating partner of a number of prominent Manhattan restaurants, including the Gotham Bar & Grill and Mesa Grill on lower Fifth Avenue and Bar Americain, which is located in Midtown. These restaurants serve very different segments of the market, but they share a philosophy developed by the partners to provide excellent food and wine and professional service in an environment which contains a high level of energy and visual stimulation. The combination of a find dining experience with a great deal of fun and excitement is difficult to create and maintain, but the ongoing success of these restaurants indicates that the concept has been well received by the public

CAROLYN KANE

Carolyn Kane has been managing real estate and development projects since 1987. As a building manager, she is responsible for residential and commercial lease-up, tenant relations, budget oversight and accounts receivables. Carolyn is also the firm's liaison with external property management companies. In addition, Carolyn oversees accounting and management of the entities that comprise the Kretchmers' operating businesses.

Larry Hirschfield has been a developer of residential real estate in New York City since 1992. He is the sole owner of ELH Mgmt. LLC. Through ELH Mgmt., Mr. Hirschfield has been responsible for the renovation, rehabilitation, design and new construction of more than 700 units of affordable housing. Mr. Hirschfield is a leading developer of affordable housing in the city of New York.

Mr. Hirschfield’s earliest projects were the renovation and restoration of brownstones in Brooklyn, including some with occupied units and others that were landmarked. Mr. Hirschfield then moved onto larger projects, acquiring several distressed and foreclosed apartment buildings in Brooklyn and Manhattan.

ELH Mgmt. LLC then expanded from the renovation and rehabilitation of small and medium-sized apartment buildings into the management of affordable housing in 1995. Mr. Hirschfield also created ELH Construction Company, LLC to do the rehabilitation for his own, and other developer’s, properties.

Through a variety of HPD programs, Mr. Hirschfield has been the developer and manager of buildings requiring renovation and stabilization. He has participated in the Neighborhood Entrepreneurs, Third Party Transfer, Cornerstone, New Foundations and Asset Sales programs Through those programs, Mr. Hirschfield has extensive experience partnering with non-profits, using Low Income Housing Tax Credits and Federal HOME Funds.

Mr. Hirschfield entered into a joint venture with The Kretchmer Companies in early 2007. Together with Galaxy General Contractors, they are developing Coney Island Commons (a 40,000 square foot YMCA and 188 units of affordable co-ops) and Stanley Commons (53 two-and three-family townhouses).

Mr. Hirschfield has well-established relationships with primary bankers and lenders in the field of affordable housing. Entities with whom Mr. Hirschfield has worked include Local Initiatives Support Corporation (LISC), BPD Bank, Astoria Federal Savings and Community Preservation Corporation (CPC). He was featured in CPC’s Summer 2006 Newsletter. Other non-profits with whom Mr. Hirschfield has worked successfully are Urban Homesteading Assistance Board and Brooklyn Neighborhood Improvement Association.

Mr. Hirschfield has an excellent track record in the rehabilitation and construction of affordable housing. The total development costs of project he has completed or are underway exceed $140 million. Mr. Hirschfield’s emphasis on architectural detail, community context, efficient use of space and maximum tenant satisfaction has contributed to his achievements in renovation, rehabilitation and new construction.

Mr. Hirschfield is a graduate of Columbia University and Mannes College of Music.
