CONEY ISLAND COMMONS

In early 2007, in a joint venture with Larry Hirschfield of ELH Mgmt. LLC and Steven Zervoudis of Galaxy General Contractors, The Kretchmers were awarded a prime development site in Coney Island. Kretchmer, Hirschfield and Zervoudis will build a 40,000 square foot YMCA and 188 affordable apartments. The project architect is Dattner Architects. The two mid-rise buildings are situated one-half block from the beach and boardwalk. Set amid a variety of NYCHA housing projects, this new development will serve as a foundation for the revitalization of the western end of Coney Island. The YMCA will house two swimming pools, a full-size gymnasium, fitness facilities and community space for neighborhood residents. The apartment buildings will feature efficient layouts, sustainable design and stylish exteriors. The project promises to being bring a much-needed enhanced street presence to West 29th and West 30th Streets.

Coney Island Commons

Project Description:

Coney Island Commons LLC is seeking ULURP designation and project approval to facilitate the new construction of affordable housing and a community facility in the Coney Island neighborhood of Brooklyn, NY. The proposed development is located on the north side of Surf Ave., between West 29th St. and West 30th St. The site is currently vacant.
vvvvvConey Island Commons will be an exciting mixed-use, mixed-income, environmentally-sensitive community: offering recreational, cultural and youth development opportunities; affordable home-ownership; exceptional urban and architectural design; and aesthetically delightful public and private open spaces.
vvvvvThe buildings of Coney Island Commons form an ensemble. A double-height glazed fitness room for the YMCA occupies the corner of the site on Surf Ave. and invites the community into a light-filled facility featuring an aquatics center, full court gym, fitness and multi-purpose rooms. The two residential buildings to the north vary in height and length and play off the Community Center massing.
vvvvvThe north-south orientation of the buildings reinforces their street presence, provides partial ocean views for most apartments and preserves sunlight to the residential roof terrace and schoolyard to the north. Both buildings have four corner units per floor, offering two exposures and cross ventilation. The second floor of both residential buildings will align with the roof of the parking below to create secure, landscaped outdoor space for residents.
The project consists of the following components:
vvvvv • Two residential buildings (East Building – 13 stories and West Building – 9 stories), comprising 188 residential units.
vvvvv • A branch YMCA, comprising approximately 40,500 SF.
vvvvv • Enclosed accessory parking located between the two residential buildings, covered by a roof deck developed for use as an outdoor recreation space for residents.
vvvvvEach residential building has its own entrance lobby, community room, and laundry room, and access to the landscaped roof deck at the 2nd floor level. The proposed construction of the residential components is bearing wall and pre-cast, pre-stressed concrete plank floors. The exteriors are masonry (concrete masonry unit and brick). The architectural treatment of the buildings includes offsets in massing, changes in material, color variations, and oversize windows to create a contemporary expression. Enclosed accessory parking for the residential use is provided. The l roof deck is developed for use by the residents for passive recreation.
vvvvv The YMCA is organized around a day-lit “main street,” connecting West 29th and 30th Streets. Facilities include fitness/exercise rooms, family and lap pool, gymnasium, locker facilities and meeting / multi-purpose rooms. The wellness center, located at the corner of Surf Ave. and West 29th St., is a double height space with extensive glazing to provide a sense of activity on the street. This form, with clear and translucent glazing, glows at night, creating a strong visual identity for the project and recalling the architectural heritage of Coney Island.
vvvvvThe project incorporates a sustainable design approach. Sustainable features include: a green development plan; erosion and sedimentation control; construction waste management; drought resistant plants; daylight in corridors; low-flow plumbing fixtures; enhanced insulation of the building envelope; energy efficient mechanical systems; EnergyStar appliances, equipment and fixtures; low VOC sealants and paints; appropriate apartment ventilation; and recycled and regionally produced materials. Portions of the roof are planned as “green” roofs, to be planted with sedum and/or other natural grasses and native wildflowers.
vvvvvThe residential component of the project will be financed using the New York City Housing Development Corporation’s Affordable Cooperative Housing Program and the New York State Affordable Housing Corporation Program (accessed through the Housing Partnership Development Corporation).
vvvvvThe project architect is Dattner Architects. The general contractor will be Galaxy General Construction Corp. Construction is anticipated to begin in the Spring of 2009; completion anticipated for Winter 2010.

STANLEY COMMONS

The Kretchmer Companies is in pre-development at Stanley Commons, an exciting mixed-use, mixed-income, environmentally-sensitive community. The development, awarded jointly by NYCHA and HPD, will provide affordable home-onwnership opportunities, exceptional urban and architectural design and aesthetically delightful public and private spaces. The project architect is Dattner Architects. The development will consist of 53 two- and three-family townhouses with 144 apartments. The homes will be affordable to households earning between 80% and 130% of AMI. Highlights of the development at Stanley Commons include strolling green space, intimate private streets, interior courtyards and extensive landscaping that will preserve existing mature trees and add vibrant new growth. The Kretchmers are also addressing potential soil and groundwater contamination and remediation at the site.
